About Curtilo
Curtilo is a small piece of software for the developer, land sourcer or self-builder who reads what a plot or a building can become without a planning application in England and Wales. It has two halves. The sheets are free and read a plot's figures on the page from the numbers you type in: the house type, its width and depth, the curtilage and the outbuildings; the barn's floorspace, the dwellings proposed and the holding's history. Curtilo Pro is the record the plot becomes: every site with its address, its curtilage, its use, the rights read on it, its constraints, its appraisal and the offer made, kept and exportable at any time.
Why this site exists
This site exists because the plots most small developers read live in a spreadsheet of addresses, a folder of particulars and a browser tab on each council's constraints map, and the moment a partner asks what the plot may gain, why the barn failed at prior approval or where the tree preservation order was, three sources have to be reconciled from memory. The arithmetic behind an envelope and a class Q reading is simple, the record of what was measured, found and offered is what settles the argument, and neither deserves a spreadsheet only one person can find.

The small developer with a handful of plots, the land sourcer with a spreadsheet of sites, the self-builder with a house whose side return looks wide enough, anywhere in England and Wales
Not the applicant running an application through the authority, not a homeowner with a project question and no site, not an ecologist, not a resident after a council service, not a landlord after a yield, and not anyone looking for a legal opinion or a valuation of a named plot
What it does not do
- No constraints map of this site's own and no prediction of a prior approval: the constraints come from the authority's map and the decision from the authority, and the sheets take the figures you read
- No rule text as law: the sheets read the order's limits from your figures and cite the order and the date it was read, and the order is the ruling, not this site
- No builder listing, no site finding and no legal opinion: this site publishes no ranking of builders, no titles for sale and no ruling on what a plot may become
- No valuation of a named plot: the land value guide explains the residual method and the sheet works your figures, and what a particular plot is worth is your own judgement
- No introductions to builders, agents or lead buyers: we sell no leads and no lists

- Side extension permitted development: the envelope sheet: Put in whether the house is detached, its width and depth, the curtilage around it, the outbuildings already on it and whether it sits on designated land, and see the rear depth, the side width, the outbuilding room and the ground floor area the plot may gain without an application.
- Class Q permitted development: the barn conversion sheet: Put in the agricultural building's floorspace, the dwellings proposed, the rear wall an extension could run along and what the holding has already converted, and see the floorspace per dwelling, the headroom under the caps, the dwellings left and the extension the class allows.
What Curtilo Pro keeps
Upgrading turns the sheet into the record. The envelope sheet becomes a plot with an address on it; the class Q sheet becomes a reading the file keeps against the barn and its holding; every constraint found is recorded against the plot with the date and where it was read; the appraisal and the offer sit on the same file. Export is always available, so the site history is yours whether or not you stay.
