Side extension permitted development: the envelope sheet, on the worked example

The free sheets here work the figures a developer already has from the particulars and a tape: whether the house is detached, the width of its rear wall and the depth of its side wall, the curtilage around it and the outbuildings already on it, and whether it sits on designated land; then the floorspace of the barn, the dwellings proposed, the rear wall an extension could run along and what the holding has already converted. From those the envelope sheet gives the rear and side extension the house may gain, the outbuilding area still available and the ground floor area the plot can gain without an application; the class Q sheet gives the floorspace per dwelling, the headroom under the caps, the dwellings left and the extension the class allows. Each runs on your figures rather than a published average, and each prints for the file.

Every figure here comes from the figures you enter and the method stated beside it: your house's width and depth, your curtilage, your barn's floorspace and your dwellings. The limits the sheets read against come from the General Permitted Development Order as it stood on the day it was read, cited on each page with the date. This site publishes no constraints map of its own, no rule text as law and no legal opinion: what a particular authority will accept on a particular plot is the authority's answer at prior approval, and the order cited on each guide is the starting point, not the ruling.
